There
are no impact fees, however there are sewer and water connection charges
that I believe are payable at the time the Use and Occupancy permit is
obtained in the approximate amount of $4600.
We are confirming taxes on the property, but this should be able to
be accessed online for each of the lots.
Wood Creek is unique in that the Seller obtained a variety of
variances to allow for a large foot print on the lots beyond the normal
required setbacks. The townhome lots are 30 ft wide on the interior and
typically 32 ft. wide on the end of group lots. The depth allows for a
range between 56 ft and approx. 80 ft. This varies depending on the lots
and we have a matrix that I have attached which shows which home type
and available options affecting the footprint can be built on each lot.
With regard to the single family lots they are zero lot line lots
allowing up to a 40 ft. wide product with a depth of up to 80 ft. Again
attached is a matrix which shows which home types and options can be
built on each lot.
The townhomes and single family products range in square footage from
approx. 1375 sf. to over 2500 sf.
